La proposta di legge chiamata: \u201cReal Estate Investment and Jobs Act of 2013\u201d, che \u00e8 attualmente in discussione e spinta da diversi membri del congresso incluso il Newyorchese Joseph Crowley, introdurrebbe una tassazione agevolata per entit\u00e0 straniere che investono negli Stati Uniti.<\/p>\n<p>Nel corso dei decenni le aziende straniere che investono a New York City hanno modificato le loro strategie per adattarsi al mercato, per esempio, post crisi finanziaria.<\/p>\n<p>Il maggior incremento d\u2019interesse ed investimenti \u00e8 venuto dall\u2019Asia (sia da parte di fondi privati che di fondi istituzionali). Si \u00e8 passati infatti da investimenti per un totale di circa $200 milioni nel 2010 a circa $1,36 miliardi nel 2012, secondo dati RCA. Durante lo stesso periodo, investitori provenienti dall\u2019Australia e certe zone dell\u2019Europa, in particolare la Germania, hanno diminuito la loro quota d\u2019investimenti nella Grande Mela.<\/p>\n<p>La tendenza generale \u00e8 quella di investitori stranieri che hanno cominciato a comprare direttamente l\u2019immobile o finanziare direttamente un progetto di costruzione, piuttosto che affidarsi ad un investment trust od un grande fondo come per esempio Blackstone Group.<\/p>\n<p>Questi investimenti diretti sono volti ad avere un maggior controllo sul destino dell\u2019affare e delle proprie finanze.<\/p>\n<p>A parte l\u2019Asia, altre zone del mondo sono tornate alla ribalta comprando fette di New York City.<\/p>\n<p>La Norvegia, con il suo fondo d\u2019investimenti statale (Norwegian Government Pension Fund Global), ha comprato la scorsa primavera due prestigiosi palazzi adibiti ad uffici: 470 Park Avenue South e 475 Fifth Avenue, per $660 milioni in joint venture con il fondo TIAA-CREF, in un affare che ha incluso altre propriet\u00e0 a Boston e Washington D.C.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Nei mesi recenti New York ha superato altre citt\u00e0 \u201cglobali\u201d come Londra e Tokyo per quanto riguarda il volume di affari in transazioni immobiliari.<br \/>\nE presto potrebbe diventare ancora pi\u00f9 facile per investitori stranieri che vogliano comprare un pezzo della grande mela.
