North Beach’s Luxury Boom Could Redefine Miami Beach’s Future

North Beach is experiencing a significant development boom, with a surge of luxury projects set to transform the northern end of Miami Beach. After years of minimal activity, at least nine private development projects are either underway or in the planning stages today.

Among them, 72 Park, a 22-story luxury tower at 580 72nd Street, opened this April—the first new condo in North Beach in five years. Developer Lefferts is also planning three more projects nearby: Palma Miami Beach Residences72 Carlyle, and a mixed-use building at 880 71st Street.

The most high-profile transformation centers on the site of the former Deauville Beach Resort, demolished in 2022. Developer Terra is pushing a proposed upzoning to build a new condo-hotel roughly 400 feet tallmore than double the height of the original structure—with a near-replica of the historic Deauville included.

Other significant projects include Ocean Terrace, a mixed-use condominium development that occupies almost an entire block between 74th and 75th Streets, featuring a planned 5-acre public parkElla Miami Beach, a 10-story condominium located at 6940 Abbot Avenue, started construction in February and is expected to be finished in 2025. Additionally, there are plans for a 19-story tower to replace the Crystal Beach Suites and Normandy Plaza Hotel.
