Inwood, the northernmost neighborhood of Manhattan, is getting a dose of city real estate innovation. A seven-story, 28-unit prefabricated modular concrete and steel residential and commercial development called “The Stack,” is now constructed at 4857 Broadway. The 38,000-square-foot building will include 4,000 square feet of commercial space and 22 market and six low-income studios, along with one, two and three-bedrooms.
What’s interested about this building is that each of the 56 separate modules were manufactured at a factory in Berwick, Pa. and are being shipped here via truck bed and assembled like Legos.
According to the developer, Brown Hill Development of Huntingdon, Pa., building the modules offsite inside a factory saved the project time and money (despite the modules having to be shipped here from out of state) and created a safer environment for its construction workers.
The entire project took about four weeks to complete. The units have fully-equipped kitchens and bathrooms, and the building’s residents will have access to a common outdoor space, tenant-controlled heat and air conditioning, and about 35% of the units have terraces. Building is slated to open for residents this fall.
