Manhattan Real Estate Sales Market Update | 4th Quarter 2020

In Manhattan there are signs of improvement for the sellers, as the sales volume, listing inventory, months of supply and other indicators got better from the prior quarter, although remaining lower compared to a year ago.

Manhattan 3Q 2020 Sales Report

This quarter (Jul-Aug-Sep) began just over a week after the COVID lockdown ended and it reflects sales-contracts that were signed during and after the COVID lockdown. We notice a slight improvement: the number of closed sales edged up a bit from the previous quarter which bodes well for the future..or at least we hope so.

Home sales plunged across South Florida in Q2

Coronavirus took its toll on South Florida’s residential markets in the second quarter, with double-digit declines in Miami-Dade, Broward and Palm Beach counties.

Miami-Dade condo sales fared the worst, with sales dollar volume and closings falling by nearly half. Single-family home sales dropped by more than 30 percent in each county, year-over-year, according to the Miami Association of Realtors.

Condo Sales Volume Plunges in Miami-Dade

Condo sales volume dropped by more than $20 million last week.
A total of 49 condos in Miami-Dade County sold for $30 million last week. That’s compared to 47 units that sold for $54 million the previous week. Condos last week sold for an average price of about $616,000 or $362 per square foot.

Condo sales fall in Miami-Dade

Condo sales in Miami-Dade County began to drop last week.

A total of 61 condos sold for $41.5 million last week, amid the coronavirus pandemic. That is compared to 102 units that sold for $54 million the previous week. Condos last week sold for an average price of about $680,000 or $397 per square foot.
